As property managers are responsible for the efficient management of real estate on behalf of the owners, their job involves a lot of responsibility. What career prospects do property managers have?

It is no secret that the construction and real estate industry is booming. While the lack of housing in urban areas in particular contributes to an increasing demand for property managers, managers for commercial properties are highly sought-after, too. The maintenance of existing buildings is and will remain a highly relevant activity, as the energy-oriented renovation of buildings and the increasing digitalisation pose great challenges to owners, resulting in a high demand for qualified property managers.

What are the tasks and responsibilities of property managers?

Property managers can be responsible for all areas of building management, i.e. for technical as well as for commercial aspects. The exact tasks to be performed depend on the type of real estate and on the owner’s instructions: property managers working for large housing associations will have different responsibilities than those working for small owner communities or individual owners. The tasks of property managers may comprise:

  • Tenancy management
  • Checking compliance with maintenance obligations when a tenant moves out
  • Preparing annual accounts
  • Planning and organising owners’ meetings
  • Monitoring the condition of the technical infrastructure
  • Planning, commissioning and supervising required repairs or renovations

Which hard skills and soft skills should property managers have?

There are several ways to qualify as a property manager. Various universities offer undergraduate courses in facility management and real estate economics. These courses provide all skills necessary to work as a property manager, even at management level. Other ways to qualify as a property manager are to complete a further training course at a chamber of commerce and industry or to do an apprenticeship to become a real estate management assistant or a real estate specialist. Regardless of the type of training, property managers must have the following skills:

  • Commercial skills
  • An affinity for numbers
  • IT skills
  • A good technical understanding
  • Strong organisational skills and team spirit
  • Leadership qualities
  • Good English skills (in particular for jobs at major construction companies)

What is the average salary of property managers?

The salary of property managers depends on their educational background, on the region as well as on the specific position they work in. On average, the annual salary of property managers amounts to at least EUR 35,000. With increasing experience, their salary may rise to EUR 50,000 or more. Freelance property managers earn about EUR 50 per hour, depending on their specific tasks.
